Property Assessment and Request for Reconsideration
Every municipality in Ontario is a member of the Municipal Property Assessment Corporation (MPAC). MPAC assesses property value for all properties in Ontario using a uniform, province-wide system based on current value at a point in time.
For the 2013-2016 tax years, assessments are based on current market value as of January 1, 2012. For the 2017-2020 tax years, assessments are based on current market value as of January 1, 2016. Current market value for a particular property is based on recent sales of similar properties in the area.
MPAC’s 2016 Property Assessment Notice (PAN) will be mailed to residential property owners in August 2016. Non-residential property owners will receive their 2016 PAN in the fall of 2016. The 2016 PAN provides property taxpayers with the assessed values of their property as of January 1, 2016, assessment values for tax years 2017-2020 and the property classification(s).
If you do not agree with your property assessment, you can file a Request for Reconsideration with MPAC. You can obtain a Request for Reconsideration form in the Forms section of this site, or directly through MPAC.
The deadline to file a Request for Reconsideration for 2017 assessment is listed on your PAN. You have 120 days from the Issue Date listed on your PAN to request a review.

If your taxes are subject to an adjustment because of an assessment appeal, you will receive a formal statement from the Town after your appeal has been heard and the adjustment has been made regarding your tax account. Consequently, payments are due as billed until the decision has been received in our office.
